Planning Context
The Land South-East of Vandyke Road has been identified as a sustainable location for development, as it lies within the Leighton Buzzard settlement boundary and was recently removed from the Green Belt.
The broader area surrounding our proposals was identified by Central Bedfordshire Council as an area for expansion, and has consequently seen significant recent growth. Our landscape-led proposal will fit neatly and logically into the surrounding development. An increased awareness of the UK’s housing crisis has driven a national house-building mission spear-headed by the Labour government.
Central Bedfordshire Council adopted their Local Plan (2015-2035) in 2021, which removed our site and the surrounding area from the Green Belt. In the context of the urgent need to deliver homes within the Central Bedfordshire, and the presumption in favour of sustainable development, the site can provide much needed market and affordable housing within a high-quality residential environment which respects the amenity and character of this evolving part of Leighton Buzzard.
Our proposals for new homes in a logical and sustainable location would also help Central Bedfordshire meet its national housebuilding targets, which they are currently not meeting.
