The following image is our Illustrative Masterplan for the Land South-East of Vandyke Road, showing how the site could be laid out in the event our planning application is approved.

Our submitted Framework Masterplan for the site

We are proposing up to 46 new homes on the site (of which up to 30% would be affordable), as well as public open space – including a children’s play area. Our proposals will also include extensive landscaping including new attenuation basins, the retention of the woodland, and new pedestrian and cycle routes.

We have now submitted an outline application, which seeks to gain permission for the principle of development on the site. Finer details, such as exact layouts and specific house design will be the subject of a later “reserved matters” application.

As part of obtaining planning permission for the new homes, we will also enter into a Section 106 agreement with Central Bedfordshire Council – which will provide funds for the council to invest into the area.

Traffic and Access

A simple T junction will provide access into the site from Vandyke Road for all vehicles, as well as pedestrians and cyclists.

 

The Vandyke Road bus stop is within easy walking distance of the site, and provides regular services into Briggington and Leighton Buzzard Town Centre.  We are also proposing a potential pedestrian and cycle route through the north-east to the south-west of our site, promoting active travel and providing new and existing residents with easy access to neighbouring homes and facilities. We will work with Central Bedfordshire Council and neighbouring land owners to secure this.
