In addition to new homes, we will be delivering public open space (including play space), retaining the woodland and boundary planting, and committing to a 10% increase in biodiversity.

We will be retaining the existing woodland on the site as part of our proposals, and designing our layout to ensure an appropriate buffer and protection for this important landscape feature. We will also be retaining the majority of the boundary trees and hedges, which will naturally screen the new homes from the road and other nearby development, and we are committed to providing a 10% Biodiversity Net Gain.

Additionally, we will be proposing open space on site, including an area for children’s play as well as new pedestrian and cycle routes connecting the site to the surrounding active travel corridor. We will also be implementing a Sustainable Drainage System (SuDS) featuring attenuation basins, to mitigate against any potential surface water concerns.

We are also proposing to include a diverse mix of housing types to address the different needs of the local community, including 30% affordable housing.  Our new homes would be up to 2.5 storeys, traditional in appearance and would look to pick up on the local character. The exact details of the housing design, however, will be confirmed in a later “reserved matters” planning application.
